Basically, the units just need to be purchased as second homes, not primary residences.  They are "vacation home" restricted - any one person can not occupy the cabin for more than 6 consecutive months and no more than 8 months total in a year (the same restrictions as Tiger Run Resort, between Frisco and Breckenridge). It is obviously very difficult for the county to enforce but it exists.  

When you purchase you will be part of the Cabin Owners Association and share the common elements of the whole property.  There are  5 units on the west side of Heeney Road that share one well and septic system, both installed 2000.  5 units on the east side of Heeney Road share one well and septic - well drilled 1950 and septic installed 1995.

An envelope of land is asscoiated with the duplex.  The homeowners association maintains the common acres of open space around all the cabins in the PUD and both shared well and septic systems, including snow plowing, landscaping and trash.  Propane is in the name of the association and each cabin is billed monthly.  As a member of the homeowners association, you would have use of the common property in the 5.79 acres.

They are attached, in a duplex.  Furnaces and water heaters are fueled by propane.
Five cabins share a septic system installed in 2000 and a well drilled in 1999.  
All owners are members of the Melody Lodge Cabin Owner's Association that will provide septic and well maintenance, snow plowing, trash pickup, mowing/ landscaping, common grounds insurance and management of the property.
Basement unit under west end of duplex is MLCOA common property and is available for owner's storage.  One acre-foot of water right is deeded to the MLCOA.

We have been in the vacation rental business since 1995.  We started with the original 3 cabins on the east side and an upstairs two-bedroom unit,  the store was built 1997 and the duplex and 3 cabins were built in 2000 on the west side.  
All cabins have a good rental history - short term and long term.
